During the process of applying for Cambridge student accommodation, you will be asked to choose your accommodation preferences. If you change your mind or wish to cancel your booking after you have been allocated a place, please visit the Cancel Your Assignment page for specific instructions, deadlines and cancellation fee information. If you have already collected your keys and moved into the property you will be bound by the terms of your Tenancy Agreement and you will remain liable for rent until an eligible replacement tenant takes over your contract (please refer to our Re-let Policy).

Upon receiving your initial accommodation offer, you have 14 days to cancel your application and receive a full refund of any holding deposit paid. After this period, we reserve the right to re-let the room. In the event that a guarantor has been requested, this will be held for up to 12 months after the expiry date of your tenancy agreement. If you cancel your tenancy agreement during this time, your guarantor will continue to be responsible for your rental payment obligations, including any outstanding rent payments that may be due.

If you are an international student and need to cancel your tenancy for any reason, this should be done as soon as possible. Please email your property team with the required documentation as listed below and a written explanation of why you need to cancel, before the end of your Cooling Off Period.

You are able to withdraw from your tenancy agreement before you move in, provided you can provide official written evidence that you have withdrawn from the University/Higher Education institution for which you have confirmed your Student Roost accommodation. This can be in the form of an email from the University/Higher Education institution and/or UCAS and/or VISA authorities/embassy, which clearly states that you will no longer be able to attend the University for one or more of the reasons specified above. This email/documentation must be sent to your Property Team within 3 calendar days of the decision being made and published.

If a guarantor has been agreed upon, this is required for all students. A guarantor is a person over the age of 21 who agrees to be financially responsible for your tenancy agreement if you fail to meet your financial obligations. A guarantor can be a parent, relative or friend. In the case of an international student, a guarantor can also be a UK citizen working abroad who can provide proof of employment and income.

If you are a graduate Cambridge student accommodation and wish to cancel your tenancy agreement, this is only possible after you have found an eligible replacement. The replacement must be a student and match your accommodation preferences. The incoming student must sign their AST, provide all the necessary documents and have a suitable UK based guarantor. Refunds for rent payments made are only given once the new occupant has signed their AST and provided the relevant documents as well as a guarantor.
